The Vermillion Advantage

Leveraging thousands of acres of developable land at the intersection of dual-rail access and Interstate 74, supported by funded infrastructure commitments.

I-74 Corridor West: Ready for Logistics & Manufacturing.

Anchored by the 91.4-acre CLR Farms site and the 303-acre Hoger site, the West Allocation Area is optimized for light manufacturing and distribution. (Conceptual layouts drafted and ready to be shared.)

Technical Highlights:

  • Sanitary Sewer: $1.36M extension of 8,800 linear feet of force main by Aqua Indiana is planned.
  • Water Service: 8,700 linear feet of 12-inch diameter piping providing high-capacity service across the Illinois/Indiana border is planned by Aqua Indiana/Illinois.
  • Conceptual Planning: Download the Concept 1 & 2 Industrial Site Plans developed by SPACECO for immediate building footprint visualization.

Located at the county’s primary northern gateway, this area is anchored by the historic Beef House Restaurant and the Pilot Travel Center.

Investment Opportunity: A dedicated Hotel Feasibility Study has identified this interchange as the premier location for hospitality development in the region, supported by regional draws like Turkey Run State Park.

Infrastructure Asset: Wastewater treatment is being upgraded through the acquisition and rehabilitation of the Beefhouse WWTP, ensuring capacity for new hospitality projects.
